We maybe moving and id rather sell my house than rent it because ill be 650 miles away so we were doing some calculations and it seems that the norm for agents is 5-7% of the sale price. Then someone told me about selling it on my own. Anyone ever done that before? Im all about saving some money but I have NO experience in selling real estate.

It can be done, but if you want it listed on the locator service that is going to cost you. I have purchased properties from people without involving a realtor and I saved money.

Do a few internet searches for some of the for sale by owner sites. Some want over $1000 to list the house on the locator service and print the spec sheets.

I'm not trying to discourage you, but it is work and you can save some money if you have the time. Good luck

regardless of how you go about the sale, consult a Real Estate Attorney in regards to all paperwork to make sure you're covered.

I once bought a house from my ex-wife's cousin. We used a buyer's agent. They will not list your home or assist you in selling it but will handle all the paperwork once you have located a buyer. They take a fraction of what a traditional real estate agent does. They made the whole process very smooth. So if you are thinking of selling it on your own but are concerned with the legalities, that's the way to go.

5 - 7% is awful high. My mother has been a Realtor for 28 years and she has always charged between 3-6%, with most of her sales falling at the 4% mark. That's the average around here. Maybe Delaware is different.

Anyway, if you sell it yourself, I agree with Joe. Make sure you talk to a real estate attorney first and foremost.

You can sell it yourself, but Always put on the contract subject to your attorney's approval.

You will need a real estate attorney to look out for your best interest.
